Tax-Sale Bid Due Diligence Checklist
Use a repeatable research file so an attractive minimum bid does not hide carrying costs or title problems.
Create one research record per legal parcel. Save the official notice, the source URL, the retrieval date, identifiers, maps, photographs, title searches, planning information, and every contact you make with the municipality.
Budget more than the advertised bid. Include the deposit, land-transfer or registration costs where applicable, legal review, title work, insurance, security, repairs, utilities, taxes, financing, and a contingency for delays or unsuccessful possession.
Do not rely on a map pin or an automated property match. Compare the legal description, roll or parcel identifier, municipal address, dimensions, access, zoning, and visible occupation. Escalate conflicts to a lawyer or the municipality before bidding.
The final decision should be a documented maximum bid, not an emotional response to the published minimum. If a key fact cannot be verified, record the uncertainty and reduce the maximum bid or walk away.
