Is an arrears list an available property listing?
No. It may describe enforcement activity before the municipality owns or offers the property.
How do I verify a parcel?
Match the notice to the current ISC title and the municipality’s official sale or tender materials.
When does the buyer process begin?
The buyer process usually begins after enforcement, title transfer, and a municipality’s decision to offer the tax-title property. An arrears notice alone is not a purchase opportunity.
What is the difference between tax enforcement and tax-title sale?
Enforcement addresses arrears and may lead to title transfer. A later tax-title sale is the municipality’s separate offer of property it owns or controls under the applicable process.
What deposit and balance deadline apply?
The municipality’s current tender or auction package controls. Saskatchewan does not have one universal buyer deadline for every municipality and sale.
Can the municipality reject all tenders?
The current municipal tender terms control. Review them rather than assuming the highest offer must be accepted.
Which registrations survive transfer?
Do not assume the tax-title transfer removes every registration or practical risk. Obtain a current ISC title and professional interpretation.
Can I inspect or enter?
Only if the municipality or lawful occupant permits it or the applicable process authorizes it. A tender or tax-title notice is not an automatic entry right.
What happens if no bid is accepted?
The municipality may retain, re-tender, auction, or otherwise dispose of the property under its authority and published terms.
What is Form 6 used for?
The current statutory form and tender package control its purpose, completion, signing, and submission. Use the version supplied for the specific sale.
Can an arrears notice be purchased directly?
No. An arrears or enforcement notice is not automatically a sale offer. Confirm that a municipality has published a separate tax-title sale or tender.
What does the ISC title show?
It identifies registered title information and instruments, but it does not replace planning, environmental, access, occupancy, or physical due diligence.
Is there one Saskatchewan reserve-price formula?
No single assumption should be used. The municipality's current sale terms, calculation, and applicable authority control.
Can a municipality reject the highest compliant tender?
The published tender terms control acceptance and discretion. Read them before assuming the highest offer must be accepted.
What agricultural issues should I check?

Does a successful tender give immediate possession?
