Is the reserve bid the same as the tax debt?
Not necessarily. The reserve is set under the applicable municipal process and must be confirmed in the official notice.
What should I verify on title?
Verify the legal description, title number, registered owner, mortgages, builders’ liens, caveats, easements, restrictive covenants, writs, pending registrations, and any municipal or environmental information available for the parcel.
Can I inspect the property before bidding?
Access is not automatic. A notice may provide only public-road or external viewing. Do not enter land, buildings, or a manufactured-home site without permission or legal authority.
What happens after the auctioneer declares a sale?
Payment, receipt, title registration, insurance, occupancy, and physical possession are separate steps. Follow the municipality’s written instructions and do not treat the auction announcement as immediate possession.
What is different about a designated manufactured home?
It follows a separate statutory route from titled land. Confirm the home’s registration, site interest, park or tenancy arrangements, personal-property status, and the municipality’s specific sale terms.
